In an effort to expand their Midwest headquarters and accommodate a growing workforce, Molina purchased an 185,000 square foot building located at 880 W. Long Lake Road in the Troy Corporate Center. The tenant requested a quick turnaround and Premier Construction & Design provided full design-build services, which included master planning, design, and construction.
The initial project scope required Premier to complete the build out of three floors totaling roughly 93,600 square feet as well as a convenience store on the first floor. With the client in town, we consolidated the standard programming and preliminary planning phases into a half day meeting with our design team asking the necessary questions to put the program together and at the same time lay out the initial plan on the spot with the client to get immediate feedback. The client was able to take the preliminary plan home with her to further review. At this time, our design team set up all necessary drawings to submit to the city for permit. Once we received approval, we finalized the drawings, had our in-house architect review and stamp the drawings. During the cities review process, our interior designers worked with the client to finalize the finishes and in-turn the construction drawings. Once we received the go ahead from the city, our construction team was able to begin. The turnover of each floor was staggered by one week to allow six weeks per floor for construction.
While these initial projects were underway, Molina commissioned Premier Construction & Design to design, permit, and create construction drawings for a flexible conference center with movable partitions, a 6,400 SF gym with a fitness classroom, locker and shower rooms, as well as a 7,000 SF full-service gourmet cafeteria and dining center that serves approximately 500 employees. The Premier Construction & Design team was able to phase projects to allow as little disruption to the users as possible, while getting each of the spaces finished as quickly as possible.
